Belgium’s twenty most expensive streets are in Brussels: what are the priciest streets across Belgium?
The annual ranking shows big differences in prices, not only between cities, but also within cities themselves. In this article we highlight the prices in provincial capitals.
Brussels region
The 20 most expensive streets in Belgium are currently all in Brussels.
At No. 1 we find the Kasteeltjeslaan in Ukkel, a cobbled street leading into the Sonian Forest, the green lung of our capital. There, an average of 5,688 euros per square metre is paid for real estate.
It is followed by Dalstraat (5,521 euro/sq m) and Klauwaartslaan in Elsene (5,447 euro/sq m), near the Vijvers van Elsene.
The average price in the Brussels Capital Region is €3,408 per square metre for a flat and €3,242 per square metre for a house.
The 10 ‘cheapest’ streets in Brussels are in the municipality of Sint-Jans-Molenbeek. In the Groeninghestraat, the average price is 2,206 euros/sq m.
East Flanders
The most expensive location in Flanders is the Vogelmarkt in Ghent, where an average of 5,116 euros per square metre has to be paid. However, the most expensive street in Flanders is only 21st in the overall ranking.
In Ghent it is followed by the Hooiaard, a side street of the Korenmarkt, and Kortedagsteeg, which leads to the Vogelmarkt.
Flemish Brabant
After the Vogelmarkt in Ghent, the Rector de Somerplein (5,015 euro/m²) and the Monseigneur Ladeuzeplein (4,969 euro/m²) follow in Flanders, both in Leuven, the capital of the province of Flemish Brabant. The Leopold Vanderkelenstraat is the 3rd most expensive street in Leuven.
Antwerp
In Antwerp, locations overlooking water are the most expensive. The Cockerillkaai (4,322 euro/m²) is the most expensive (overlooking the River Scheldt).
This is followed by quays, the Sint-Aldegondiskaai (with a view of the Bonaparte dock and the MAS, 4,170 euro/m²) and the Napoleonkaai (with a view of the Willem dock, 4,137 euro/m²).
West Flanders
In Bruges, the most expensive streets are the Zilverstraat, the Spinolarei (overlooking the canals of the Reien) and the Academiestraat.
Limburg In Hasselt, the most expensive streets are: the Guido Gezellestraat, the Guffenslaan and the Grote Markt or market square. Remarkably enough: the 10 cheapest streets in Flanders are also in Hasselt.
For this research by Immoweb, Belgium's largest online real estate platform, the asking prices of sellers on 1 May of this year (price/m²) in ads were compared. The final selling price could be even higher, but also lower. The prices are averages of houses and flats together. Only streets with at least 20 addresses are included.
